UK Landlords Prepare for the Renters’ Rights Bill

UK landlords can prepare for the Renters’ Rights Bill with a free training series at the UK’s largest property exhibition on 29 October in London 

The National Landlord Investment Show has announced a free, in-person landlord training series designed to help landlords and property professionals prepare for the upcoming Renters’ Rights Bill, soon to be an Act. The training will take place in person on 29 October 2025 at Old Billingsgate, London, as part of the UK’s largest property exhibition, which is free to attend with registration required

With the Renters’ Rights Bill due to be reviewed in the House of Lords on 14th October for the final stages of “ping pong” on amendments, the Bill is moving closer to becoming an Act. It’s certain that preparation is now more crucial than ever, as the Renters’ Rights Act is set to become an imminent reality for the UK private rented sector. 

The training will be a three-part series taking place across the event, led by property industry experts with an in-depth focus on the new assured tenancy system, the changes to evictions, and new landlord obligations and penalties. Landlords will leave the training series with practical tips for preparation and implementation

What will the training cover?

Part 1: Renters' Rights Act Training- What does the new assured tenancy system mean in practice? 

Delivered by Suzanne Smith, Founder of The Independent Landlord 

Topics to be covered:

  • Understanding the rule on the new assured periodic tenancy

  • Tenants’ rights to serve notices to quit

  • Updated rules on rent, including rent in advance, listing requirements, and new rules for selecting tenants, 

  • Tenants’ right to keep pets and the new penalties landlords may face

Part 2: Renters' Rights Act Training - How will evictions change? 

Delivered by David Smith, Partner at Spector Constant & Williams 

Topics to be covered:

  • The abolition of Section 21 and what it means in practice

  • How Section 8 will operate under the new system (including Grounds 1, 1A, 4A, rent arrears, ASB, and Ground 12)

  • Practical tips for navigating Section 8 evictions

  • Case study discussion

Part 3: Renters’ Rights Act Training - New landlord obligations and penalties

Delivered by Susie Crolla, Managing Director of the Guild of Letting & Management 

Topics to be covered: 

  • Preparing for the PRS Database

  • The PRS Landlord Ombudsman - what it means and how to comply

  • Essential compliance with the Decent Homes Standard

  • Understanding penalties and rent repayment orders

  • Understanding when the new tenancy system comes into effect

  • Transition rules for existing Section 21 tenancies

  • Practical tips and takeaways for preparation

The exhibition will host 100+ expert property service providers offering services across tax, mortgages, property management, lettings, legal advice, and more - providing landlords access to the service providers needed to run a successful portfolio and property business. The exhibition will open at 08:30 am and will run until 17:00.
