Find out when each of your rental properties must be registered under Phase 2 of the Renters’ Rights Act, what the process will cost, and what to have ready beforehand.
GLM has built this checker to help our members and course delegates plan ahead for the new national landlord register. Enter a postcode for each property below and we’ll tell you which of England’s nine registration regions it falls into, together with your opening date and deadline. Nothing you enter here is saved, and using this tool does not register a property — that can only be done through the government’s own service. Figures and dates are taken directly from GOV.UK and are correct as at the date shown at the foot of this page.
What you’ll need to register — checklist
A GOV.UK One Login, to create your Landlord Registration Number (free, one-off per landlord)
Your correspondence address in England or Wales (a PO Box is not accepted)
Property details: type, tenure (freehold, leasehold, share of freehold or commonhold), bedroom count, whether it needs an HMO or selective licence
Occupancy details: number of households and residents, whether the property is furnished, and rent frequency and amount
A valid gas safety certificate, if the property has a gas supply or appliances
A valid Electrical Installation Condition Report (EICR) or Electrical Installation Certificate (EIC)
A current EPC (the service checks the national EPC register automatically)
Freeholder, superior landlord and property manager contact details, where applicable
£65 per property, payable annually on renewal (registering as a landlord is free)
