The Condition Report is to be used pre tenancy by landlords/letting agents to ensure that the property or dwelling to be let complies with the Homes (Fitness for Human Habitation) Act 2018.

This policy is used when pets are permitted with the written permission of the landlord.

The Pet Profile is a must for landlords and letting agents to ensure they gather as much information as possible from tenants who wish to obtain consent for their pet.

As per the Renters’ Rights Act 2025, landlords will be required to provide the tenant with a reply 28 days from the date the tenant puts in their request.

In line with the requirements outlined within Schedule 1, Tenant Fees Act 2019 if a Holding Deposit is paid by a tenant/applicant to reserve a property the letting agent needs to be sure that the terms in relation with the TFA 2019 are clear. The holding deposit will create a binding conditional contract between tenant and landlord.
