How is a Car Engine linked to the Renters’ Rights Bill?
The photo below is of an engine - not to sure what kind, but it's purpose is to serve as an analogy for what is happening in the private rented sector.
An engine is a sophisticated piece of equipment and if well maintained, regularly inspected, warning lights or odd noises addressed and serviced by a professional, will serve its purpose for a long time.
Before an excellent mechanic takes an engine apart, they will know exactly what it takes to research and plan out the engine rebuild.
So what bearing does a car engine have on the property sector ?
As with our car engine, managing a rental property to a high standard takes time, money and a good sound strategy. With expertise, a good understanding of legislation , making sounds decisions and implementing a high level of duty of care, the outcome is a well-run portfolio.
The Renters' Rights Bill will be pivotal for all landlords regardless of the size of their portfolio, therefore, when breaking down each element of the Bill, key points need to be taken into consideration :-
What are the costs of implementing change?
Will an Action Plan need to be carefully laid out?
Which part of the law needs to be implemented first?
Are their time-frames to be aware of?
Is specialist help needed or can landlords navigate these changes alone?
What are the consequences of non-compliance? How can risk be minimised?
As the Bill moves towards Royal Assent, events are becoming increasingly important. The National Landlord Investment Show is providing training for landlords on 29 October 2025 at Old Billingsgate, London. These events give access to the 'mechanics' who already have a significant amount of specialist knowledge that will be invaluable - in short, building landlords' confidence to assist them to continue managing their properties with a sense of calm and breaking the Bill down into 'manageable' parts.
