It may simple for someone to tell us at a time like this that positivity is key to overcome the challenges we are all currently facing, the #NewNormal of Self-Isolation, working from home, Social-Distancing, home-schooling and keeping children of all ages entertained. The thoughts for some people are too over-whelming - fear of the unknown and fear of this immense change that none of us have ever experienced. Yet, where there is a negative, there is a positive. We have to take this time will is not a “forever” existence to reassess the way we live, the way we work and the way we are. There has been so much negativity reported by the national press, but of interest are the positives.

The Electrical safety Standards in the Private Rented Sector (England) Regulations 2020 were passed by Parliament on 18 March 2020. The Regulations will apply in England to all new tenancies from 1 July 2020 and all existing tenancies from 1 April 2021.

Responsibilities of the landlord

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 places a continuous duty on landlords in England to maintain their property to the electrical safety standards and to have evidence of this. This means your property must meet the 18th Edition of the Wiring Regulations and you must have a report that shows this from a qualified person.

Measures to protect renters affected by coronavirus (COVID-19). Published 26 March 2020 From: Ministry of Housing, Communities & Local

The government has brought forward a package of measures to protect renters affected by coronavirus (COVID-19). With these in force, no renter in either social or private accommodation will be forced out of their home.

To ensure all renters are clear on the full package of support that is currently available to them, we are bringing this together into one place. From yesterday (26 March 2020) landlords will have to give all renters 3 months’ notice if they intend to seek possession (i.e. serve notice that they want to end the tenancy) – this means the landlord can’t apply to start the court process until after this period.
