October 1st Deadline - Building Safety Act 2022 (BSA 2022)
Businesses who own, manage, build and develop blocks of flats and apartments must be fully aware of the significant and imminent revisions to fire safety legislation – section 156 of the Building Safety Act 2022 (BSA 2022) which are due to come into force on 1st October 2023.
The BSA 2022 introduces a rigorous new building safety regime for certain residential buildings, imposing more onerous requirements on those identified as “higher-risk buildings”. 1 October 2023 will bring this new regime into force.
From the 1 October 2023, all new higher-risk buildings must be registered with the BSR. Until the new building has been registered, units must not be occupied. The application to register a higher-risk building should be submitted once a completion certificate has been issued.
Rishi Sunak’s New Approach to reach Net Zero
Rishi Sunak’s speech on Climate Change and Net Zero this week caused shock waves amongst those who had expected the UK to be on track with the Green Initiatives by 2030.
The Prime Minster made his announcement by saying that “ I know they (us) watch the news or read the papers and wonder why in the face of the facts as they have them, choices are made as they are. I know that they (us) dislike Westminster game playing, the short termism, and the lack of accountability. But most of all I think people are tired of the false choice between two versions of change that never go beyond a slogan.”
Student Lets - What to Look for
The academic year for most universities and colleges begins this week and it won’t just be Freshers’ Week that consumes students’ energies.
Most first year students will never have lived away from home before and the likelihood is that the majority will be resident in first year halls, however, many students will be living in properties owned by private landlords, properties that they viewed and chose a year ago, but many students will have forgotten what the property looked like, some may not have even been present, leaving the decision making up to their friends.
The first thing which you to establish before looking for a place to live for second and third year, is finding a solid group of friends that you will enjoy living with. You do not have to be best friends but at least get on with them well enough that you can commit to living with them for the next couple of years.
Gas Safety Week: Fighting for a Gas Safe Nation
Landlords legal responsibilities – Annual Gas Safety Checks
We are proud to be supporting Gas Safety Week 2023, taking place 11 – 17 September.
Gas Safety Week is an annual safety week to raise awareness of gas safety and the importance of taking care of your gas appliances. It is coordinated by Gas Safe Register, the official list of gas engineers who are legally allowed to work on gas.
Badly fitted and poorly serviced gas appliances can cause gas leaks, fires, explosions, and carbon monoxide (CO) poisoning. CO is a highly poisonous gas that can kill quickly with no warning, as you cannot see it, taste it, or smell it.
