What you’ll need to register – checklist
Before you start
- A GOV.UK One Login
- Your name, date of birth, residential address (PO Boxes are not accepted), phone number and email address
- If you register as a company, charity or trust: the entity name, legal type, address, contacts and Companies House or charity number, plus director or trustee details
For each property
- Address, correspondence address, ownership and dwelling type, and number of bedrooms
- Occupancy status, whether it is furnished, and any HMO or selective licence details
- Rent amount, how often it is paid, and whether utilities are included
- Gas safety record, with its issue date, if the property has gas
- Electrical Installation Condition Report or Electrical Installation Certificate, with its expiry date
- EPC, or details of an exemption under the minimum energy efficiency standards
- Freeholder or superior landlord details, and your agent or property manager details, where applicable
Fees
- £65 per property per year, renewed annually. Fees are pro-rated for landlords who register early during the rollout.
- Supported exempt accommodation is outside the scheme.

An empty property must be registered before you or your agent market it for let, and it must also be registered if it becomes let during the rollout.

Once the deadline passes, councils in that region can begin enforcement action, and you risk a fine. Register as soon as you can, and call the advice line if you need to talk it through.

A GOV.UK One Login, your own details including date of birth and a residential address (PO Boxes are not accepted), and for each property: the address, ownership and dwelling type, bedrooms, occupancy and rent details, gas safety record, EICR or EIC, and an EPC or exemption. Each property. A landlord with five properties pays five annual fees.

No. The register covers rental properties in England. Wales, Scotland and Northern Ireland have their own separate arrangements.

Supported exempt accommodation sits outside the scheme. If you are unsure whether a property qualifies, check GOV.UK or contact the GLM advice line if you’re a member.

Through the government’s own service, using a GOV.UK One Login. GLM’s checker tells you when to register and what to prepare, but it cannot register a property for you.

No. The checker works entirely in your browser. Nothing you enter is sent to GLM or stored anywhere, and it does not register anything.
